Advice from a Home Inspector: What you can do on Home Inspection Day.

It’s always busy in a real estate office around the 15th and the 30th of every month. These are the dates that are most frequently chosen to close deals, and to remove subjects.

One of the most important subjects is the “subject to buyer obtaining and being satisfied by the inspection report”… This is really the make it or break it part of the deal. IS the property you’re intending to purchase in good shape? Your home inspector will tell you.

So, it’s a big day. What can you do to get the most out of your home inspection? We’ve asked our good friend Sylvain “Slinky” Girard from A Buyer’s Choice Home Inspections what he suggests:

“Here is a checklist of 10 things you can do at your inspection. You can probably add more to this list but this is our top ten:

10 Things You Can Do at Your Inspection

_____  Read the Standards of Practice to which the inspection is performed.

_____  Be sure you know where the main water and fuel shut-off valves are located.

_____  Open and close all the windows and doors your inspector doesn’t get to.

_____  Operate the kitchen appliances.

_____  Operate the clothes washer and dryer.

_____  Run water at all of the plumbing fixtures and look for water leaks.

_____  Walk the entire property outside.

_____  If you’re a home buyer, ask the seller about prior roof leaks or any other problems s/he may have recently experienced.

_____  Bring to the inspector’s attention any problems that you might find.

_____  Make sure all of your questions and concerns are addressed before the inspector leaves.

Knowing the history of a property is very valuable in understanding where to go from then on.  A Buyer’s Choice Home Inspection also offers FREE technical support to all its clients as long as they own their property.  I hope this checklist help you help us!
